Some software titles come with samples of different forms that can be customized for use by individuals. A few things to consider before making the decision to use a sample quit claim deed is whether or not sale is considered complicated or not. If the sale is complicated due to ownership, taxes, liens, or estate questions then it would probably be better to use an attorney or realtor to sell the property because the legal forms become their problem and they must make sure they are done correctly.
